Town planning

The Building and Environment Committee is a public authority committee responsible for planning permissions, building regulation applications and the consultation and exhibiting of detailed plans.

Issues concerning town planning, planning permissions, supervisory questions, measurements, maps, as well as land and development are handled by the Town Planning Office. The office gives advice and instructions in these matters. This office is a division of the Municipal Executive Board.

Plan

Overview plan ÖP05, which extends to the whole municipality, was adopted by the Municipal Council in April 2006. The overview plan demonstrates the municipality’s plans regarding land usage and is accessible on the website. There are also more detailed plans for certain areas in the municipality. Detailed planning for the E22 highway was determined in 2008.
Planning of smaller areas happens through detailed plans or area regulations. Detailed plans allow the land to be used in the way described. If it is a concern that the proposed planning will have a significant environmental impact, an environmental impact report must be submitted. It is up to the municipality to decide when the planning should begin.
Residents have a crucial influence on planning matters. This happens as follows:
• Consultation with all those affected • The plans are referred for consideration
•  The plans are exhibited in the civic offices and in the Information Office located in the Stinsen building.

Planning permission

Planning permission is required for new buildings, extensions and changing the purpose of the property, though there are a few exceptions. It is also needed for other building work such as windows, changing a roof, building a fence, putting up signs, etc. Planning permission obligations are affected by whether the property is within or outside the detailed plan area or a group of buildings. You can find further information in the Overview plan ÖP05.
A building regulation application shall be submitted at least 3 weeks before work starts. Responsibility for monitoring of the construction work is stated here. The monitoring position is adapted to fit the future proprietor’s qualifications and that she/he takes responsibility for laws and ordinances.  Should you be unsure whether building permission is needed, please contact the Town Planning Office.

Climate and energy advisers work giving impartial and free of charge advice in areas such as electricity and heating in homes and venues in Söderköping in even weeks and the other time is spent in the Municipality of Valdemarsvik. Questions can concern insulation, heating, household electricity, energy-saving tips and other energy-related issues.
